Signs It's Time to Replace Your Garage Door

Many garage door problems are repairs, not replacements — a broken spring, frayed cable or worn roller can be fixed for a fraction of a new door. Replacement makes sense when the door itself is failing. Tell-tale signs include rust-through along the bottom sections (common on GTA doors exposed to road salt), cracked or bowed panels, a door that has been hit by a vehicle, sagging that throws the door off balance, poor insulation driving up heating bills, or repeated repairs that together approach the cost of a new door. When the door has reached that point, choosing the right replacement comes down to material and insulation — and most GTA homeowners choose from four main options, each with trade-offs for our cold winters and salty, humid streets. Single-layer steel is the most affordable and low-maintenance choice — it resists dents better than aluminium and never needs repainting, but on its own it offers little insulation and can transmit cold into an attached garage. Insulated steel (a steel skin over a polyurethane or polystyrene core, often sandwiched between two steel layers) is the most popular GTA upgrade: it is far quieter, stronger, more energy-efficient and noticeably warmer in January, at a modest price premium. Aluminium and full-view glass doors give a clean, modern, contemporary look and resist rust well, which suits newer homes and is forgiving near road salt, though glass sections insulate less and cost more. Faux-wood (composite-overlay steel) delivers the warm carriage-house look of real timber without the warping, rotting or annual refinishing that real wood suffers in Ontario's freeze-thaw cycle. Replacement Pricing

Supply + install includes panels, hardware, weatherstripping, old-door removal & safety check. A few hundred dollars of the price difference between models usually comes down to insulation: insulated doors are rated by R-value — roughly R-12 for a good two-inch polyurethane door, R-16 for a thicker mid-range door, and up to R-18 for premium models. If your garage is detached and unheated and used only for storage, an uninsulated single-layer door is usually fine; but if the garage is attached to the house, shares a wall with a living space or a bedroom above, or you use it as a workshop or gym, insulation is well worth it — a higher R-value means a warmer garage, less heat lost into the home, and a quieter, more solid-feeling door through a GTA winter. For attached garages we generally recommend an insulated steel door of at least R-12 and help you weigh the upfront cost against the year-round comfort and energy savings.

Door Replacement Across the GTA

Here is what to expect on replacement day. Our installer arrives at the scheduled window, confirms the chosen door, colour and any window inserts, then carefully disconnects the opener and removes the old door, springs, tracks and hardware — hauling all of it away for disposal at no extra charge. The new sections are assembled and set in the opening, fresh tracks, rollers, hinges, springs and lift cables are fitted, and new perimeter and bottom weatherstripping is installed to seal out drafts, rain and pests. The door is then balanced by hand, the opener is reconnected and re-programmed, and we finish with a full safety check of the auto-reverse, photo-eye sensors and travel limits before showing you how everything works. Most single or double replacements are completed in a single visit, typically 3–5 hours start to finish — larger or insulated doors and any opener swap sit at the upper end of that range.
