Roll-up garage doors in Toronto & the GTA — sales, install & repair
Royal Garage Doors supplies, installs and repairs roll-up garage doors across Toronto, Etobicoke, North York and the GTA for both homes and light-commercial properties. We work with sectional roll-up doors — insulated hinged panels that roll up on tracks under the ceiling — and rolling steel doors, where interlocking slats coil around a barrel for storefronts, shops and warehouse bays. Our IDEA Certified technicians, led by Michael Thompson, fit the right door for your opening and budget: a new residential roll-up door supplied and installed starts at $1,350 + tax (opener from $630), while light-commercial rolling steel is priced by quote. We also repair broken springs, cables, slats, panels, rollers and tracks. The service call is FREE with any repair; a $120 diagnostic applies only if you choose not to proceed. Warranties: 1-year labour, 5-year hardware, lifetime panel. Call 437-265-9995.
What Is a Roll-Up Garage Door?
A roll-up garage door is one that opens by travelling up and out of the way overhead, rather than swinging outward like an old carriage door. The term covers two distinct designs that are both common across the GTA. The first is the sectional roll-up door: a series of hinged horizontal panels connected by rollers that ride up curved vertical tracks and come to rest flat and parallel under the garage ceiling. This is the standard residential garage door you see on most homes — available insulated, in steel, with optional windows and a wide range of colours and finishes. The second is the rolling steel door (also called a coiling door): instead of panels, it uses many narrow interlocking metal slats that wind tightly around a steel barrel mounted above the opening, much like a roll-top desk. Because the slats coil rather than sit along the ceiling, rolling steel doors take up almost no overhead space and are extremely durable and secure — the reason they dominate storefronts, warehouses, service bays and parking garages. Both styles maximize headroom and free up the driveway, and both rely on a spring-and-cable counterbalance system to lift smoothly. We supply, install and repair both. To compare full-door options, see our overhead doors and door replacement pages.
Choosing between the two comes down to use and aesthetics. For a typical home, an insulated sectional roll-up door is usually the best choice: it looks like a finished residential door, insulates the garage against GTA winters, and accepts windows and decorative styles. For a shop, garage business, storage unit or any light-commercial bay where security and overhead clearance matter more than appearance, a rolling steel door is the durable, space-saving answer. Whichever you choose, correct sizing of the springs and slat gauge to the door's weight and cycle frequency is what makes the door last — an under-sprung door wears out cables and springs quickly. We measure the opening, recommend the right product, and install it with the correct counterbalance and hardware. A new residential roll-up starts at $1,350 supplied and installed; commercial rolling steel is quoted to spec.

Frequently Asked Questions — Roll-Up Doors
Answers from Michael Thompson, IDEA Certified — 15+ Years Experience
What is a roll-up garage door?
+A roll-up garage door opens by travelling up and out of the way rather than swinging out. The term covers two main styles: sectional roll-up doors, where hinged panels roll up along curved horizontal tracks and sit parallel to the ceiling, and rolling steel doors, where interlocking slats coil tightly around a barrel above the opening. Both maximize headroom and driveway space and are the standard choice for homes, garages and light-commercial bays across the GTA.
What is the difference between a rolling steel door and a sectional roll-up door?
+A sectional roll-up door uses insulated hinged panels that roll up on tracks and rest flat under the ceiling — the most common residential style, available in steel, with windows and many colours. A rolling steel door uses narrow interlocking slats that coil around a barrel above the opening, taking up minimal overhead space; it is tougher and is the standard for storefronts, warehouses, shops and parking garages. We supply, install and repair both.
How much does a roll-up garage door cost installed in the GTA?
+A new residential sectional roll-up door supplied and installed starts at $1,350 + tax for a standard 8×7 single, including panels, all hardware, weatherstripping, professional installation, old-door removal and a safety check (opener not included, from $630). Larger and double doors cost more — 9×7 from $1,500, 15×7 double from $2,300, 16×7 double from $2,300. Light-commercial and rolling steel doors are priced by quote because slat gauge, size and spring cycles vary. The service call is FREE with any repair. See full pricing.
Do you repair roll-up garage doors as well as install them?
+Yes. We repair both sectional roll-up and rolling steel doors — broken springs, frayed or off-drum cables, bent or jammed slats and panels, worn rollers, damaged tracks, and faulty operators. For light-commercial rolling steel we service the barrel, tension springs, bottom bar and guides. Most residential repairs are completed same-day; commercial repairs are quoted on-site. See our cable repair service.
Are roll-up doors good for light commercial use?
+Yes. Rolling steel roll-up doors are built for light-commercial and commercial duty — storefronts, shops, warehouses, service bays and parking garages — because the coiling slat design is durable, secure and uses almost no overhead space. We size the spring cycles and slat gauge to your usage and can fit commercial operators. For heavier commercial needs see our commercial garage door repair service.
Do you install roll-up doors across Toronto and the GTA?
+Yes. From our Etobicoke branch we sell, install and repair roll-up garage doors across Toronto, Etobicoke, North York and the wider GTA for both homes and light-commercial properties, with no weekend or holiday surcharge. Same-day service is available for repairs. Call 437-265-9995.
